The appraisal process
What to Expect
A straightforward guide to how the appraisal process works.
If you have never ordered a real estate appraisal before, you might have questions about how the process works, what to expect, and how long it takes. Here is a general overview.
01
Initial conversation
Every appraisal starts with a phone call or email. We want to understand the purpose of the appraisal, the type of property involved, and any specific requirements. This conversation helps us determine the scope of work and provide an accurate fee quote.
02
Engagement and scheduling
Once we agree on scope and fee, we schedule the property inspection at a time that works for you. For residential properties, someone should be present to provide access. For commercial properties, we coordinate with the property owner or manager.
03
Property inspection
We visit the property to observe its condition, take measurements, and note relevant features. We also examine the surrounding neighborhood and local market conditions.
04
Research and analysis
After the inspection, we research comparable sales, market data, and other factors relevant to the valuation. This is the most time-intensive part of the process and where experience matters most.
05
Report preparation
We prepare a detailed written report that explains our analysis, presents the comparable data, and arrives at an opinion of value. The format and detail of the report depend on the type of assignment.
06
Delivery and follow-up
We deliver the completed report and are available to answer any questions about our findings.
